How far does a million dollars go in Las Vegas?

Further than most buyers expect. There are 1,645 homes for sale across the valley at seven figures today, and the median list price among them is $1,795,000.

  • Southern Nevada closed roughly 2,460 sales at seven figures in 2025, more than in any recent year.
  • Over a third of those were in Summerlin. Henderson had fewer, but its average price was the highest in the valley.
  • Many of the top neighborhoods have a staffed gate, Ascaya, MacDonald Highlands, and The Ridges among them.

What should you know about the Las Vegas luxury market?

Here, luxury mostly means room, privacy, and something to look at. At around $1 million you can still buy a recently built house with a pool behind a gate, and custom hillside estates at the top reach eight figures. In 2025, while the wider market had its slowest year since 2007, Southern Nevada recorded 2,462 sales at seven figures. That was 13.6 percent more than 2024, per the Nevada State Bank High Net Worth Report.

Summerlin led with 927 of those sales, spread from Red Rock Country Club and The Ridges to the newer villages on the west side. Henderson closed 517 and posted the valley's top average price, about $2.3 million, with a lot of that in MacDonald Highlands and Ascaya. Down south you have Southern Highlands Golf Club. And if a yard matters less than a doorman and a big view, Waldorf Astoria and Turnberry Place are worth a look.

Most of our luxury buyers start by choosing between new and established. The new hillside homes bring open plans, walls of glass, and the views, along with newer associations, an architectural review board, and in some cases months of waiting on the builder. In Spanish Trail, Queensridge, and the Scotch 80's, you trade that for larger lots, tall trees, and a central spot, though plenty of those homes are ready for updates. Big production builders now list homes above $1 million too. They can look a lot like a custom home in photos, but the build is different.

A few costs catch people off guard. A big house with a pool can run a large power bill in summer. Gated communities often send three separate bills: the master association, the neighborhood association, and the club. And a one-of-a-kind custom home with few nearby sales can be tough to appraise. The good news: no state income tax, and after you file the primary residence form, the property tax bill can go up 3 percent a year at most.

Before you buy

What do we check before you write an offer on a luxury home?

Get your jumbo lender lined up first, know how you would cover a low appraisal, price insurance on the actual house, and read every HOA package while you can still walk away.

  1. A lender who does jumbo loans

    In Clark County, a loan over $832,750 is a jumbo loan in 2026. Expect to put more down, keep more cash in the bank, and hand over more paperwork. Get pre-approved by a jumbo lender before you start touring.

  2. A plan for a low appraisal

    View lots and custom homes rarely have close matches nearby, so the appraisal can come in short of the price. Decide ahead of time how much extra cash you could bring, and hold on to your appraisal contingency if you need it.

  3. An insurance quote on this house

    Rebuilding a large custom home costs a lot, and the premium depends on the roof, the pool, and past claims. Ask for a quote on the exact address early on, not a ballpark.

  4. Inspectors for every system

    Bigger homes often have more than one air conditioner, plus pool and spa equipment, solar, an elevator, or smart home wiring. Bring in a specialist for each, and ask how old every system is and when it was last serviced.

  5. Each HOA, the gate, and the design rules

    There may be two associations and a club. Get each resale package and look at the dues, any special assessment, the transfer fee, and whether an SID or LID balance comes with the house. Read the design rules if you plan to remodel.

  6. What could block the view

    Find out who owns the vacant land downhill or across from the house, what they are allowed to build, and how high. The view only earns its price if nobody can build in front of it.

  7. The primary residence form

    Send it to the Clark County Assessor during the first year you own the home. That keeps yearly increases on your tax bill to 3 percent. Skip it, and the cap is 8 percent.

  8. A year of utility bills

    Ask the seller for a full year of electric and water statements. If there is solar, find out whether the seller owns the panels outright.

Why does this page start at $1 million?

Nevada State Bank draws its luxury line at $1 million in its annual report on high-end sales, so we use the same cutoff. In the top gated communities, most homes are priced well above it.

Is Summerlin or Henderson better for a luxury home?

It depends what you want. Summerlin had the most sales at $1 million and up in 2025, 927 of 2,462. Henderson had 517, but the highest average price, about $2.3 million, much of it on the hillsides in MacDonald Highlands and Ascaya.

Do I have to live behind a gate to buy luxury here?

No. Most of the newer estate communities do have staffed gates, from Ascaya and SouthShore in Henderson to The Ridges in Summerlin. But the Scotch 80's, near downtown, has big lots, no guard, and no association dues.

Will a $1 million home need a jumbo loan?

In 2026, any Clark County single-family loan over $832,750 is jumbo. With 20 percent down on a $1 million home you would borrow $800,000, just under that line. Spend more or put less down and you will likely need a jumbo lender.

What tax breaks come with owning in Nevada?

You pay no income tax to the state. On the property tax side, a home you live in and register as your primary residence sees its bill grow by 3 percent a year at most, while a second home can go up as much as 8 percent.

Which high rises have homes over $1 million?

How much should I budget to insure a luxury home?

There is no single number. Size, roof, pool, and the address all move the price, so get a quote on the actual home before your contingencies end.
