What is living on a Summerlin golf course really like?

Golf showed up in Summerlin early. TPC Summerlin opened in 1991 in what is now The Hills, and gated custom enclaves like Tournament Hills and Country Club Hills grew up around it over the next decade or so. The ten courses are spread out: the two TPC courses up north, Red Rock Country Club and The Ridges out west by the mountains, Siena to the south, and three courses inside Sun City Summerlin. We usually tell buyers to choose the part of Summerlin first and the course second.

After that, decide between private and public. TPC Summerlin, the Mountain course at Red Rock, Amara, and The Summit Club are private, and at the first three, owning a fairway home gets you no membership. Joining means applying to the club and paying its own fees, and many owners skip it. To play by the round, The Canyons surrounds TPC Las Vegas, which is open to the public, and the Arroyo at Red Rock and Siena Golf Club sell tee times too. The two TPC names trip people up, so confirm which one a listing means.

The Ridges is where the most is changing. Bear's Best, where Jack Nicklaus recreated 18 favorite holes from his other courses, stopped taking public tee times in June 2025. Its new owners are turning it into Amara Golf Club, a private club, with villas and homes planned around it. Looking at a home on that course? Ask the club about membership cost, the opening date, and what is going up nearby.

At the far west edge sits The Summit Club, custom estates behind a guard gate around a private Tom Fazio course. Discovery Land Company built it with Howard Hughes. Listings are rare, so call us before you plan on one.

The everyday tradeoffs apply here too. Golfers can see into your yard, a few holes send balls over the wall, and summer mowing starts at dawn. Since 2024 the water district has capped course watering at 4 acre-feet per acre, so Summerlin courses have been replacing rough with desert plants. And courses can close. Badlands, just east of Summerlin beside Queensridge, shut down in 2016 and is now approved for homes. Ask who owns the course before you pay extra for the view.

What should you check before you buy a Summerlin golf home?

Pin down the course behind the home, who can play it, every fee from the club and the associations, and how much play goes past the lot.

  1. Private or public course

    Members only: TPC Summerlin, the Mountain course at Red Rock, Amara, and The Summit Club. Open to the public: TPC Las Vegas, the Arroyo, and Siena. Sun City Summerlin charges for golf apart from its dues.

  2. Club costs on top of the house

    Buying at TPC Summerlin, Red Rock Country Club, or Amara does not make you a member. Get initiation, dues, and any wait list from the club before you write an offer.

  3. Amara construction

    If the home is on the former Bear's Best in The Ridges, ask what is planned nearby, how long building will last, and whether today's view will change.

  4. Turf conversion

    Ask the course whether any grass near the home is scheduled to become desert landscaping under the water cap.

  5. Every association and the SID

    A Summerlin golf home can pay a master association, a village or enclave association, and a club. Some villages also have a Special Improvement District payment on the property tax bill. Get each resale package and ask about any SID balance.

  6. Ball damage and insurance

    Homes near the landing area of long holes catch more balls. Look for patched stucco or new windows, and price an insurance policy on the exact address.
