What is Regency like?
Regency is a gated 55+ community of about 450 single-story Toll Brothers homes in The Cliffs, Summerlin's southernmost village. It opened in spring 2016, the first age-qualified neighborhood in Summerlin in about 15 years, on roughly 100 acres near Hualapai Way and Maule Avenue.
Plans run from about 1,650 to about 2,400 square feet, all on one level, with open kitchens and covered patios. Toll Brothers had only a few new homes left by mid 2026, so most sales are resales.
The clubhouse opened in 2017, with an indoor lap pool, an outdoor pool with cabanas, a fitness center, a demonstration kitchen, and courts for tennis, pickleball, and bocce. A lifestyle director plans clubs and events. Owners pay the Regency association and the Summerlin master association. It is smaller and newer than Sun City Summerlin or Siena, with no golf course of its own.
