How many North Las Vegas Golf Course Homes homes are for sale at each price?
North Las Vegas Golf Course Homes has 4 homes for sale. The most, 2, are priced between $300K and $400K.
Where in North Las Vegas should you look for a golf course home?
Aliante is the main one, and Sun City Aliante is the pick for buyers 55 and older. Both border the same public course. Painted Desert and Los Prados, a few miles west with a Las Vegas address, add a guard gate.
What is living on a North Las Vegas golf course really like?
Here, golf course living and Aliante are close to the same thing. The land came from a 2001 city auction, where Del Webb and American Nevada picked up about 1,900 acres and planned the community around Aliante Golf Club, which opened in December 2003. The Gary Panks layout stretches past 7,000 yards from the tips. A natural arroyo affects play on 14 holes, and the course is planted with pear and purple locust trees, which is unusual out here.
What sets it apart from golf homes on the south and west sides is the lack of a club. The course is public, so there is no initiation fee, no membership to pass along when you sell, and no wait list. Most homes are production builds from D.R. Horton, KB Home, Pardee, and Pulte, finished between 2003 and the late 2000s, and they usually sell for less than a comparable home on a Summerlin or Henderson course.
Buyers 55 and older should look at Sun City Aliante, right beside the course. Homes there are single story, roughly 1,155 to 2,105 square feet, and the clubhouse has an indoor pool. Owners there pay two sets of dues, one to Sun City Aliante and one to the Aliante master association, and golf is still paid by the round.
The rest of the city has little golf with homes on it. Steve Wynn opened Shadow Creek in 1989 on a Tom Fazio design, and it is now walled off, open only to a small number of MGM resort guests. The city also runs a lighted nine hole par 3 on Brooks Avenue, open since 1968, which now doubles as a disc golf course. Craig Ranch, a public course from 1962, shut in 2009 and returned four years later as a 170 acre regional park, so some older listings nearby still mention golf.
Living on the course has the usual tradeoffs: golfers in view of your patio, the odd ball in the yard, and early mowers in summer. Since 2024, courses have had to stay under a water cap of 4 acre-feet per acre, so ask whether any grass near the home is slated for desert landscaping. If you want a guard gate along with the fairway, Painted Desert and Los Prados are a few miles west. Both are north valley golf communities with a Las Vegas address, so their listings are on their own pages instead of this page's North Las Vegas list.
What should you check before you buy a North Las Vegas golf home?
Before you commit, pin down how close the home is to play, every association bill, and whether the grass out back will stay grass.
- Fairway or just a golf view
A golf view tag can also mean the course is across a road or a wash. If you want the fairway at your back wall, walk the lot and look at the plat map.
- Ball traffic
Lots near where long drives land see the most balls. Check for stucco patches, new glass, or netting, and spend a busy morning out back.
- Turf plans
Under the 2024 water cap, courses are converting some grass to desert plants. Ask the course what is planned behind this home.
- Every association
All of Aliante pays into a master association, and most neighborhoods have a second association on top. Sun City Aliante owners pay their own association as well. Ask for each resale package.
- Gates
Neither Aliante as a whole nor Sun City Aliante is gated. A few neighborhoods inside Aliante have gates, so check the street if that matters to you.
- Age rules in Sun City Aliante
Sun City Aliante is age restricted. If someone under 55 will live with you, read the association's occupancy and proof of age rules first.
