What is it like to own a golf home at Rio Secco?
The view is why most people buy here. The course winds through canyons and over a plateau at the base of the Black Mountains, so homes above it look down across the fairways to the Strip and the rest of the valley. It is the golf side of Seven Hills, which was built out in the late 1990s and 2000s.
The name is the thing to know right now. Rio Secco opened in 1997 as the Rio hotel's course. Caesars owned it for years, VICI Properties took it over in 2017, and Cabot began running it in 2022. In 2025 Cabot renamed it Serket Golf Club. Listings, maps, and most locals still say Rio Secco. It is the same par 72 Rees Jones course, and it still sells public tee times, so living next to it does not mean joining a club.
The neighborhoods around the course differ a lot. Renaissance, built by Pardee from 2001 to 2003, has 217 homes behind a guard gate and wraps around the course on three sides. Other neighborhoods hold custom and semi-custom homes, and some have gates while others do not, so ask about the gate for each house.
Day to day, the location is easy. St. Rose Dominican's Siena campus and the shops on St. Rose Parkway are close, The District at Green Valley Ranch is about ten minutes away, and the 215 is a few minutes off. Most homes pay a Seven Hills master association plus a neighborhood association, and the guard gated ones cost more. Because so much of the price is the view, find out what sits below the home and whether any of those lots could still be built on.
What should you check before buying a Rio Secco golf home?
Confirm the gate, the HOA layers, and what protects the view, and check where the house sits on the hole before you remove contingencies.
- Who owns and runs the course
VICI Properties owns the course and Cabot runs it as Serket. Ask whether any redesign or turf removal is planned near the home.
- Gate or no gate
Renaissance is guard gated, but gates vary in the other neighborhoods. Confirm what this home has, since it changes the dues and the feel.
- Both resale packages
Most homes pay the Seven Hills master association and a neighborhood association. Ask for both, with dues, reserves, special assessments, and transfer fees.
- The view you are paying for
Ask what sits on the lots below the home and whether any are still open to build on. While you are out back, look for patched stucco or new windows from stray balls.
- SID balance and insurance
Ask whether a Special Improvement District assessment is on the tax bill, and get an insurance quote on the exact address.
