Where are Wildhorse golf homes?
They are in Green Valley, the established part of Henderson around Warm Springs Road and Sunset Road.
What is it like to own a golf home at Wildhorse?
It feels settled. Pines and palms line the fairways, there are lakes on the course, and the neighborhoods around it have had decades to grow in, so it reads as older and greener than most of Henderson. It is also central: Sunset Park is a few minutes west, the Galleria and the shops on Sunset Road are a few minutes east, and the airport is close.
The course has worn several names. Golf started here in 1959, and the club went by names like Showboat Country Club and Royal Kenfield before it became Wildhorse in 1994. Howard Hughes owned it for a time, and in the early 1970s it hosted the PGA Tour's Sahara Invitational. Lee Schmidt and Brian Curley redesigned it in 2004. Today the City of Henderson owns it and runs it as a public course, so a home beside it comes with no membership.
Because the homes went up over several decades, the choices are wide. Resort Villas is a guard gated neighborhood of about 290 homes from around 1999, mostly condos, with single-family homes along the fairways and its own pool, gym, and courts. Green Valley Country Club Estates has larger houses, some over 4,000 square feet, that back onto the course. Other neighborhoods have their own associations and rules.
For many buyers the price is the selling point: a fairway view in central Henderson usually costs less here than in the newer golf communities farther out. The tradeoff is age. Many of these homes are older than most of the city, so plan for roofs, air conditioning, and plumbing, and look closely at the reserves in older condo associations.
What should you check before buying a Wildhorse golf home?
Get the neighborhood's resale package, inspect with the home's age in mind, and check where the house sits on the hole before you remove contingencies.
- Who runs the course
The City of Henderson owns Wildhorse. Ask whether any redesign or turf removal is planned near the home, since that can change the view.
- Resale package and reserves
Each neighborhood has its own association and CC&Rs. Ask for dues, reserves, special assessments, and transfer fees, read the rules, and look hard at reserves in older condo communities.
- Age of the home
Check the roof, air conditioning, water heater, and plumbing, and ask what has already been replaced.
- Stray balls
A busy public course sends balls into some yards. Stand out back during a morning tee time and look for patched stucco or replaced glass.
- SID balance and insurance
Ask whether a Special or Local Improvement District assessment is on the tax bill, and get an insurance quote on the exact address.
