What is it like to live in a Las Vegas high rise?

A tower is the most hands-off way to own in Las Vegas. Valet takes the car, the front desk holds your packages, and there is no yard, pool service, or roof to think about. That suits owners who split the year between here and somewhere else, people who work on the Strip and want a short drive, and anyone leaving a house who is done with upkeep. What a tower gives you that a townhome cannot is the view: the Strip lit up at night from the east or west, or Red Rock and the Spring Mountains from the upper floors on the west side.

Where the tower sits sets your day. On the Strip and around Harmon Avenue you walk to dinner and shows, and you live with crowds and event traffic. Downtown, The Ogden, Juhl, Soho Lofts, and Newport Lofts sit near Fremont East and the Arts District and usually cost less per square foot. Park Towers in Hughes Center and One Queensridge Place on the west side are quieter, with fewer homes on each floor.

Before you pick a unit, decide between a regular condo tower and a condo-hotel. MGM Signature, Palms Place, Trump, and Vdara run as hotels, which makes them hard to finance, so most of those sales close in cash. Regular towers like Turnberry Place, Veer, and One Queensridge Place finance more like any other condo, and the people next door live there.

Then look hard at the money. Dues pay for front desk staff, valet, security, elevators, insurance on the building, and reserves for the big systems, and many towers are now 15 to 25 years old, so the reserve study matters as much as the view. Last, check which way the unit faces. In most towers the Strip view and the mountain view are on opposite sides, and west glass takes the afternoon sun all summer.

Read the resale package and reserve study, confirm the pet rules, and get your lender's yes on the building before you remove contingencies.

  1. What the dues cover

    Dues in staffed towers are high and grow with unit size. Get a written list of what they pay for, such as valet, concierge, utilities, internet, or club access, so you compare buildings fairly.

  2. Reserves and special assessments

    Read the reserve study and two years of board minutes. Elevators, roofs, plumbing risers, glass, and garage repairs are big bills in an older tower.

  3. Condo-hotel financing

    Condo-hotels run as hotels, and Fannie Mae does not buy loans in those projects, so plan on cash or a portfolio lender with more down. Even in a regular tower, ask your lender early whether it lends in the building.

  4. Master policy and HO-6

    Learn what the association's master policy covers, then price an HO-6 policy for the inside of the unit, upgrades, and belongings.

  5. Parking, storage, and move-in

    Confirm which spaces and storage come with the unit, whether they are deeded or assigned, and how the freight elevator is booked.

  6. Pet rules

    Each association sets its own limits on number, size, and breed. Get the current rules in writing before you make an offer.
