Picture a single-story home, a clubhouse down the street, and neighbors at the same stage of life. Right now 137 55+ homes are on the market around the valley, and the median list price is $367,000.

  • Six of the ten big communities are Del Webb, and the rest come from Toll Brothers, Shea Homes, Lennar, and Sunrise Colony.
  • Nearly every community has a resident clubhouse, usually with pools, a fitness room, and space for clubs to meet.
  • Golfers usually start with Siena, Sun City MacDonald Ranch, Sun City Summerlin, or Sun City Anthem. Sun City Aliante sits next to the public Aliante Golf Club.
  • Gates vary. Siena has a guard, and you will pass through a gate at Regency, at Trilogy, at Heritage at Cadence, and at Del Webb Lake Las Vegas. Most of Sun City Anthem is open, and all of Sun City Summerlin is.

What is a typical week like in a Las Vegas 55+ neighborhood?

Busier than most people expect. Ask our buyers why they picked a 55+ community and they talk about the social life first and the floor plan second. A day might start with water aerobics, move to pickleball while it is still cool, and end with a class, a club meeting, or dinner and a show with friends. In the larger Del Webb communities like Sun City Summerlin and Sun City Anthem there are dozens of clubs to join, and Regency keeps a lifestyle director on staff. Yards are small and easy, and the association looks after the shared spaces.

Most buyers end up weighing a newer home against a bigger community. The original Sun Cities have the most going on, but you can only buy resales there, and plenty of those homes are 20 to 35 years old. That puts the roof, the air conditioning, and the plumbing at the top of our list. For something newer behind a gate, look at Del Webb Lake Las Vegas, Trilogy, Heritage at Cadence, or Regency. Each has fewer homes and a smaller clubhouse.

Find out early what your dues pay for. They cover the recreation centers, but golf at Sun City Summerlin costs extra, and Siena Golf Club is public and owned by someone else. Some of these communities also sit inside a larger master plan, so Sun City Aliante owners pay the Aliante master fee as well. Think ahead to selling, too. Your buyers will mostly be 55 and over, which is a smaller group than in a typical neighborhood. And plan around the summer heat. From June through September, most residents get outside early and stay in by afternoon.

Before you buy

What do we look into with our 55+ buyers before they sign?

Three things come first: whether everyone moving in fits the age policy, what the association charges, and how old the big systems in the house are. Sort those out before your contingencies end.

  1. Everyone who will live there

    Under federal law, a 55+ community needs one resident 55 or older in at least 80 percent of occupied homes, and it has to publish its policies and verify ages. Past that, each association writes its own rules on younger spouses, grown children, and how long grandkids can visit. Get the policy and read it before you offer.

  2. Paperwork that proves age

    At closing, the association will want to see that the 55+ resident is old enough, usually through a birth certificate or a photo ID. Associations also survey residents now and then.

  3. The resale package

    Get the reserve study, the dues as they stand today, the transfer fee, and any special assessment. In a community that sits inside a bigger master plan, like Aliante, check for a second association fee.

  4. A written list of what dues cover

    The clubhouse, pools, and common areas are usually included. Golf often is not, and some places charge for classes or guest passes.

  5. The age of the big systems

    The older Sun City communities were built between 1989 and 2008. Ask how old the roof, air conditioning units, and water heater are, and whether anyone has replaced the plumbing.

  6. Homes on the course

    A fairway lot comes with a view and the odd stray ball, so check the windows and the yard. Find out who owns the course, whether that is the association, the residents, or a private company, since that shapes its future.

  7. Your property tax cap

    In Nevada, property tax on a primary residence can rise no more than 3 percent a year, compared with 8 percent on other homes. The seller's claim does not transfer, so file your own with the Clark County Assessor after closing.

What do 55+ buyers in Las Vegas ask us most?

How old do I have to be to buy in a Las Vegas 55+ community?

Only one person in the household has to be 55 or older. The federal standard asks for such a resident in at least 80 percent of occupied homes, which leaves room for a husband, wife, or partner who is younger. Associations add their own rules on top, and many limit how long anyone under 19 can stay, so ask for the policy early.

When did 55+ communities start in Las Vegas?

In 1989, when Del Webb began Sun City Summerlin. It was finished in 1999 with 7,781 homes and is still the biggest in the valley. Sun City Anthem in Henderson comes second, with about 7,100.

Can I buy a brand new 55+ home here?

Yes. Del Webb is still building at Del Webb Lake Las Vegas. Its other communities here, Sun City Aliante, Solera, Sun City Anthem, Sun City Summerlin, and Sun City MacDonald Ranch, are sold out, so there you would be buying a resale.

Do Las Vegas 55+ communities have gates?

Some do. Siena has a guard. Regency and Trilogy, both in Summerlin, have staffed gates. Heritage at Cadence has a gate, and so does Del Webb Lake Las Vegas. Sun City Aliante and Sun City Summerlin are open to the street, and in Sun City Anthem only the Pinnacle Village section is gated.

Is golf part of the HOA dues?

No, golf is billed on its own. The public Siena Golf Club runs right through Siena. Sun City Summerlin gives you three courses. Residents of Sun City MacDonald Ranch own Desert Willow, an executive course, and Sun City Anthem has holes from Revere's two public courses running through it. Right next door to Sun City Aliante is the public Aliante Golf Club.

Will Nevada tax my pension or Social Security?

No. Nevada has no state income tax, so pensions, Social Security, and retirement account withdrawals are free of state tax. You still owe federal tax.

Is a 55+ home harder to sell later?

The pool of buyers is smaller, since it is mostly people 55 and over. Keep that in mind when you think about how long you plan to stay.

How much are the association dues?

Every listing on this page shows what that home pays now, and the resale package gives you the exact numbers. Dues change from one community to the next and even from home to home, and a few communities add a master association fee.
