Where are the Siena golf homes?
Every home on this page is inside Siena's gates, in Summerlin South.
What is living on the Siena golf course really like?
It is quiet, gated, and built for people 55 and older. Siena's 667 acres run from Flamingo Road to just past Tropicana Avenue near Hualapai Way in Summerlin South, holding 2,001 homes and villas inside a wall. Sunrise Colony Company built it from 2000 to 2006, and the golf course opened with it in 2000.
The one big thing to understand is that residents do not own the course. Siena Golf Club is public, has its own owner, and has changed hands more than once. Residents play at a discount, but a sale of the course does not need a vote of the homeowners. If you are paying more for a fairway lot, you are counting on the course's future, so ask what is known about it.
Off the course, life runs through two buildings that the Siena Community Association manages. The community center has a ballroom and rooms for cards, crafts, and meetings, and the fitness center holds the gym, pools, and courts. The association also runs the gates and common areas.
Next to Sun City Summerlin, Siena is the newer and smaller choice, with a gate and one course instead of three. Golf lots carry the usual tradeoffs: golfers in view, the odd stray ball, and early mowing in summer.
What should you check before you buy a Siena golf home?
Confirm the age rules, read the association resale package, and learn what you can about the course's future before your contingencies end.
- Age rules
Siena is 55+. If a younger spouse, an adult child, or long-staying guests are part of your plans, read the occupancy rules before you offer.
- The course owner's plans
The course has a separate owner and has been sold before. Before you pay more for a fairway lot, find out what the owner has said about plans for it.
- Association resale package
Read the dues, reserves, transfer fees, and any special assessment. Villas and single family homes may not pay the same amount.
- Ball damage
Look over the yard, windows, and walls on a golf lot, and stand out back during a busy morning.
- Roof, air conditioning, and water heater
Siena was built between 2000 and 2006, so find out how old each one is.
- Insurance quote
Price a policy on the exact address early, not a general estimate.
