What is it like to live on the course at Las Vegas Country Club?

It is the closest gated golf living to the Strip. Moe Dalitz, Allard Roen, Irwin Molasky, and Merv Adelson built the club in the late 1960s on land that used to be a racetrack, and the neighborhood grew around it over the next few decades. That long build-out is why the housing is so mixed, from big fairway houses to townhomes, garden condos, and a tower, so a golf view here does not have to mean an estate lot.

Las Vegas Country Club is a private club with golf, tennis, a pool, a gym, and dining, and it is owned independently of the associations. Membership comes from the club. The course has hosted PGA Tour, LPGA, and LIV Golf events.

Every owner pays the master association, and most also pay one of 11 sub-associations, with dues that differ for a house, a townhome, or a condo. Many homes and buildings date from the 1970s and 1980s, so ask what has been updated. If you want public golf nearby, Las Vegas National is a short drive east on Desert Inn Road.

Before you buy

What should you check before buying a Las Vegas Country Club golf home?

Get both association resale packages, price a club membership on its own, and look hard at the age of the home or building before you remove contingencies.

  1. Two resale packages

Ask for the package from the master association and from the sub-association, with dues, reserves, special assessments, and transfer fees from each.

  2. Club membership

If you want golf, tennis, or the clubhouse, ask the club about membership terms and cost before you write an offer.

  3. Your spot on the course

Homes near a landing area see more stray balls. Look for patched stucco and replaced glass.

  4. Age and reserves

For a house, inspect the roof, plumbing, and air conditioning. For a condo or a unit in Regency Towers, read the reserve study and ask about planned projects.
