What is living on TPC Summerlin really like?
You are living on one of the first things Summerlin ever built. The PGA TOUR opened TPC Summerlin in 1991 as a private club, and for decades it hosted the TOUR's Las Vegas event, last played there as the Shriners Children's Open in 2024. The neighborhoods around it in The Hills filled in over the following ten to fifteen years, so most homes date from the 1990s and early 2000s.
Most of the course is lined by small guard gated enclaves, each with its own feel. Tournament Hills is the high end, with custom estates on large lots. Country Club Hills is semi-custom. Eagle Hills sits up on higher ground facing Red Rock, and Corta Bella is Coleman Homes from the mid 1990s.
The club is separate from the homes. TPC Summerlin is members only and sells memberships on its own terms, so ask the club about openings before you buy if playing matters. If you would rather pay by the round, the public TPC Las Vegas is a few minutes north in The Canyons.
Owners pay two associations: the Summerlin North master association and their own neighborhood's, which pays for the guard in the gated enclaves. Fairway life means views, but also the occasional ball, golfers going by, and crews out early. Given the age of many of these homes, roofs, air conditioning, and pool equipment deserve a close look.
What should you check before you buy a TPC Summerlin golf home?
Get both association resale packages, talk to the club about membership yourself, and check the age of the home's systems before your contingencies end.
- Two resale packages
Get one from the Summerlin North master association and one from the neighborhood, and read the transfer fees, reserves, dues, and any special assessment in each.
- Club membership
Membership is not part of the sale. If you want to play, ask TPC Summerlin about availability and cost before you write an offer.
- Life on the fairway
Check the yard, walls, and windows for ball damage, and ask about any course easements on the lot.
- Age of the house
Most homes went up in the 1990s and early 2000s. Find out how old the roof, air conditioning, and pool equipment are.
- Design review
The gated enclaves have architectural rules. Read them before you plan a remodel or a pool.
- Insurance quote
Price a policy on the actual address early, since larger homes with pools cost more to cover.
