What is it like to own a golf home at Reflection Bay?
It feels more like a lake town than a golf club. The course follows the north shore near MonteLago Village, so on a lot of evenings you can play a few holes, walk to dinner, and get home without the car. Because the course is public, nobody asks whether you are a member, and you pay no initiation fee or club dues to live beside it.
The housing is a real mix. Near the Village are condo buildings like Luna di Lusso, and up the hillsides are villas and condos such as Tramonto and Vila di Lago, many facing the water or the fairways. Parker Point Estates holds custom homes behind its own gate along the course, and newer gated neighborhoods have filled in the north hills since the 2010s.
The course has a solid history. It hosted the Wendy's 3-Tour Challenge for years, and it closed for part of 2023 to rebuild its greens before reopening that September. A public course does see more play than a private one, so expect golfers going past your yard, most of all on weekend mornings.
Costs come in layers. Every home pays the Lake Las Vegas master association, and most neighborhoods and condo buildings charge their own dues on top. If you like a Village condo, read the building's rules closely: some were built as condo hotels, and that can narrow which lenders will make the loan. If you would rather have a private club and a guard gate, look across the water at SouthShore.

Check where the home sits on the hole, collect every association's resale package, and line up financing and insurance for the exact unit before you remove contingencies.
- Your spot on the hole
A public course is busy from first light. Stand in the backyard during a morning tee time and look for patched stucco, replaced glass, or netting. Golf view listings also include homes that only see the course from across a street.
- Every resale package
Ask the Lake Las Vegas master association and the neighborhood or condo association for dues, reserves, special assessments, and transfer fees.
- Condo hotel buildings
Some Village buildings were built as condo hotels. Ask your lender early whether it will finance a unit in that building.
- LID balance
Some Lake Las Vegas parcels carry a Local Improvement District assessment on the tax bill. Find out the balance and who pays it at closing.
- Insurance on the exact address
Hillside lots, big windows, and pools all move the premium. Get a quote on the actual home and ask how it treats glass broken by golf balls.
