What is it like to own a golf home in SouthShore?
It is the quiet side of the lake. SouthShore broke ground in 1993, right after the lake was filled, and it was the first community on the water with a guard at the entrance. Behind that gate are some of the biggest lakefront houses in the valley and a private course that climbs from the shoreline into the desert hills, so the streets stay calm even when the Village across the water is busy.
The course opened in 1996 as the first private Jack Nicklaus Signature course in Nevada and hosted the Wendy's Three-Tour Challenge in its early years. The club also runs a wellness center and lake activities. Membership comes from the club, and a house on the fairway does not include one.
Inside the gate, eleven smaller neighborhoods carry Mediterranean names like Siena, Monaco, Barcelona, Marseilles, and Mantova. You will find villas, townhomes, and condos, semi-custom homes, and custom estates, and a few custom lots are still for sale. Many homes face the water or the mountains, some lakefront homes have docks for electric boats, and a two-mile, tree-lined path called the Grand Mediterra Linear Park runs through the middle.
Plan on more than one association. The Lake Las Vegas master association looks after the lake and shared areas, the SouthShore Residential Community Association pays for the guard gate and patrol, and most neighborhoods add their own dues. SouthShore also has design guidelines, last updated in 2021, for remodels, pools, and new homes. If you would rather play a public course and skip the club, compare Reflection Bay on the north shore.

What should you check before buying a SouthShore golf home?
Price the club and all three associations, confirm dock rights if the home is on the water, and look at where the house sits on the hole before you remove contingencies.
- Club membership
Owning the home does not make you a member of SouthShore Country Club. Ask the club about initiation, dues, any wait, and who owns the course before you write an offer.
- Three resale packages
Get packages from the Lake Las Vegas master association, the SouthShore association, and the neighborhood, with dues, reserves, special assessments, and transfer fees.
- Your spot on the hole
Hillside holes send balls in odd directions. Stand in the yard during a morning round and look for patched stucco or new glass.
- Dock rights
Not every lakefront home has a dock. Confirm in writing whether this one does, and read the master association's boating rules.
- LID balance and insurance
Ask whether the parcel carries a Local Improvement District assessment, and get an insurance quote on the exact address, since large lakefront and hillside homes cost more to cover.
