What counts as a penthouse condo in Las Vegas?

A Las Vegas penthouse is a condo on the top floor of its building, usually a high rise, and 14 are listed right now at a median list price of $4,897,500.

  • Most true penthouses sit atop the towers built from 2001 to 2010, such as Turnberry Place, One Queensridge Place, Sky, Palms Place, and The Martin.
  • Sizes run from about 3,300 square feet at Veer Towers to nearly 16,000 in the two-story penthouses at One Queensridge Place.
  • Downtown, Soho Lofts and Newport Lofts have penthouse lofts on their top floors.
  • In most towers dues follow square footage, so a penthouse carries the biggest bill in the building.
  • The list catches any listing that uses the word, including top floor units in two and three story complexes.

Community guide

What is it like to own a Las Vegas penthouse?

You pay for a penthouse to get the view and the quiet. Nobody lives above you, ceilings and glass are often taller, and from the top of a Strip tower you see the whole Boulevard lit up at night. On the west side, the top of One Queensridge Place looks east to the Strip and west to Red Rock. Penthouses tend to suit part-year residents, people who sold a big house and want the space without the yard, and people who host a lot when friends come to town.

The word does not mean the same thing in every building. At Park Towers every home already has a private elevator, so the top floors are about height and size. At Sky the SkySuites are three-story homes. At Palms Place the penthouses take up the top four floors of a condo-hotel, which changes how you pay for one. And in a garden complex, any top floor unit might be called a penthouse.

There are tradeoffs. Dues follow square footage in most towers, so you pay the most in the building. A terrace is a roof over someone else's unit, and the association and the owner often split who repairs what. Each tower sells only a few penthouses, so appraisers have little to compare, and many of these deals close in cash. Resale also takes longer, because fewer buyers shop at the top. What you get back is the best view in the building and the fewest neighbors.

One tip on this list: it is built from the word penthouse in each listing, so check the floor count before you fall for the photos.

Before you buy

What should you check before buying a Las Vegas penthouse?

Confirm it is really the top floor, find out who owns and repairs the terrace, read the reserve study, and get your lender's yes on the building and the price before you remove contingencies.

  1. Is it really the top floor

A listing's use of the word is marketing. Confirm the unit's floor, how many floors the building has, and whether anything sits above it.

  2. Terrace and roof

Ask whether the terrace is part of the unit or a limited common element, who pays to reseal it, and whether it has leaked into the unit or the one below.

  3. Dues by square foot

Get the exact dues for this unit and a written list of what they cover, such as valet, concierge, utilities, or club access.

  4. Reserves and assessments

Elevators, roof membranes, glass, and plumbing risers are big bills in a tower that is 15 to 25 years old. Read the reserve study and two years of minutes, and know that an assessment usually splits by unit size too.

  5. Jumbo loan and appraisal

A penthouse price often runs past the conforming loan limit, so plan for a jumbo loan, and few sales in the tower can leave an appraisal short. Condo-hotels run as hotels and Fannie Mae will not buy those loans, so expect cash or a portfolio lender there.

  6. Sun, cooling, and elevators

West and south glass takes the afternoon sun most of the year. Ask about tint, shades, the age of the unit's cooling equipment, and elevator service to the top floors.

Questions, answered

Questions people ask about Las Vegas Penthouse Condos

Which Las Vegas high rise has the biggest penthouses?

One Queensridge Place on the west side. Its four two-story penthouses, two in each tower, are near 16,000 square feet. Turnberry Place and The Metropolis also have penthouses past 5,000 square feet.

What is the most expensive condo sold in Las Vegas?

The record keeps moving. A One Queensridge Place penthouse sold for $8 million in 2019, a Las Vegas condo record then, and later sales there and at the Waldorf Astoria have gone higher.

Are there penthouses on the Las Vegas Strip?

Yes. Sky Las Vegas has four three-story SkySuites at the top, Veer Towers and the Waldorf Astoria at CityCenter have upper floor homes, and Turnberry Place sits just off the north Strip.

Can you finance a Las Vegas penthouse?

Usually, with a jumbo loan when the price is above the conforming limit. Condo-hotels like Palms Place and Trump are harder, because they run as hotels and Fannie Mae does not buy those loans, so most of those sales are cash.

Are HOA dues higher on a penthouse?

In most towers, yes. Dues follow square footage, so the biggest homes on the top floors pay the most. Check the dues on each listing and in the resale package.

Why do some listings here look like regular condos?

The list is matched on the word penthouse in the listing, and some two and three story complexes use it for their top floor units. Check the floor and the building on each one.

Are there penthouses downtown?

Yes. Soho Lofts and Newport Lofts in the Arts District have penthouses on their top floors, and The Ogden has larger homes on its top floors one block off Fremont Street.

How do I find the schools for a home in Las Vegas?

Public schools in Las Vegas are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
