What is it like to live in Spanish Trail?

Spanish Trail is where Las Vegas got its first taste of guard gated golf living, and it still feels established in a way newer communities cannot fake. It opened in 1984 on about 640 acres between Tropicana Avenue and Hacienda Avenue, running west from Rainbow Boulevard to Durango Drive, with walls around it and three staffed gates.

The first thing people mention when they drive in is the trees. After four decades they are tall and full, and with the lakes and fairways the whole place looks greener than most of the valley. The other side of all that history is age. Most of the houses date from the 1980s and 1990s. Some have been fully redone and some are still waiting their turn, so condition and price vary a lot from one street to the next. Buyers who come here usually want a big lot and a central address, and they are fine putting money into updates instead of paying for brand new.

Spanish Trail Country Club sits in the middle with its three nines by Robert Trent Jones Jr., and it once hosted the PGA Tour's Las Vegas Invitational. It is private, with its own membership, so your HOA dues cover the gates and security, not golf. Getting around is easy: Downtown Summerlin is about 14 minutes away and the Red Rock Canyon scenic drive about 25.
