Community guide

What is it like to own a home on Painted Desert Golf Club?

Painted Desert sits off Ann Road and Tenaya Way, just west of US 95, and it filled in from the late 1980s around its golf course. Jay Morrish left native desert between the fairways instead of planting rough, which was new for Las Vegas in 1987, and the course later hosted the Nevada Open.

What sets it apart is the range of homes. With about 1,600 of them in ten neighborhoods on roughly 460 acres, it is one of the few guard gated places in town where a golf view can come with a condo or a duplex villa as well as a family house or a custom home.

The course is owned by Arcis Golf, not the association, and it is public. You can play by the round, or join the optional players' club if you play a lot, and the Rockwall Grille, the range, and the putting greens are at the clubhouse. Since an outside company owns the golf, ask what protects the course land. That question matters anywhere in the valley, and the northwest learned it when Silverstone closed in 2015.

Residents say the association is strict about overnight street parking, landscaping, and service vehicles, so read the CC&Rs before you plan on parking a work truck out front. Expect the normal golf lot tradeoffs too: stray balls on some holes, early mowers, and limits on fences along the fairway.

Before you buy

What should you check before buying a Painted Desert golf home?

Pull the master and neighborhood resale packages, read the parking rules, ask what protects the course, and price insurance on the exact address.

  1. Two layers of dues

Ask for the master association and sub-association resale packages, with current dues, special assessments, and transfer fees.

  2. Parking and exterior rules

Read the CC&Rs for overnight street parking, service vehicles, and landscaping. Residents say they are enforced closely.

  3. Who owns the course

Arcis Golf owns Painted Desert Golf Club, separate from the association. Ask about deed restrictions or zoning on the course land.

  4. Ball traffic and the view fence

Walk the yard on a busy morning, look for patched stucco or glass, and check any easement along the fairway.

  5. Older systems

Most homes date from the late 1980s to the early 2000s. Ask the age of the roof, air conditioner, and water heater, and get a full inspection.

  6. Insurance on the address

Get a quote early on the actual home and ask how golf ball damage to glass and roofs is handled.
