What is it like to own a golf home in Canyon Gate?
It feels settled. Canyon Gate was one of the first places in Las Vegas to put a staffed gate around a golf course, and the houses went up from the late 1980s through the 1990s, so the trees are big and the fairways look like they have always been there.
The location is the other draw. You are inside the City of Las Vegas, a few minutes east of Summerlin and the 215, and about 15 minutes from the middle of the Strip when traffic is light. The Lakes is right across the street.
Canyon Gate Country Club is private, and it sells its own memberships for golf, racquet, and social use, with tennis, pickleball, a pool, a gym, and dining. Your HOA dues pay for the gate and the common areas. If you join the club, that is a second bill.
A few honest tradeoffs. Most houses here are more than 25 years old, so plan for a roof, air conditioning, or plumbing at some point if the seller has not done it. A fairway lot also gets the occasional ball and early mowers, so we walk the backyard with you before you write an offer.

Get the package from the master association and any sub-association, with dues, assessments, and transfer fees. Dues cover the gate and common areas, not the club.
- Older systems
Inspect the roof, plumbing, and air conditioning, and ask what has been replaced.
