Southern Highlands is a mostly gated master plan at the south end of Las Vegas with a private golf club in the middle, and right now 33 homes are listed there at a median price of $1,274,900.

What is it like to live in Southern Highlands?

Southern Highlands is gated and has a fancy golf club, but day to day it feels like a regular neighborhood. The trees and landscaping have had decades to grow in, and the streets lead to parks and walking trails. You can live here happily and never join the club.

The private Southern Highlands Golf Club is the middle of the map. The Robert Trent Jones Sr. and Jr. course comes with a clubhouse, dining, tennis, and a spa, and the homes along its fairways sell for more than almost any golf homes in the valley. A few things to know going in. Joining the club is a separate decision with its own cost, and your HOA dues do not cover any golf. Gates are not all the same either: most neighborhoods have one, but a guard on duty is something you only get in places like Royal Highlands, Tuscan Cliffs, The Foothills, and The Masters inside the club. And since most neighborhoods run their own association on top of the master one, two homes a block apart can have different monthly costs.

Most of the houses went up between 1999 and 2010, so a typical resale is 15 years old or more. You get mature trees and a finished community, but the roof, water heater, and air conditioning deserve a close look. Newer building has mostly happened on custom lots inside the club and up on the ridge. Outside the gates there is a farmers market on weekends, M Resort is about five minutes away, and if you want a similar feel on the Henderson side, look at Seven Hills or Anthem.

Which neighborhoods are inside Southern Highlands?

Besides the neighborhoods below, Monterosso has five gated sections from 2001 to 2004, ranging from single-story homes to two-story homes near 4,000 square feet. Montecito Classico and Montecito Tesoro are gated and mostly single story, built in 2001 and 2002. Vintage Valley is about 100 custom estates inside the golf club, behind a second gate.
