It comes down to which side of town you want and whether golf matters. West side buyers usually start in The Ridges, Red Rock Country Club, or Queensridge. Henderson buyers look at MacDonald Highlands, Ascaya, and Anthem Country Club. For a short drive to the Strip, Las Vegas Country Club and Spanish Trail are hard to beat.

What changes when you live behind a guard gate?

The streets get quieter. Cut-through traffic, door knockers, and porch pirates mostly stay outside, because every visitor, delivery driver, and contractor has to stop at the gatehouse or be on your list. The classic gated neighborhoods in town, such as Las Vegas Country Club, Spanish Trail, and Canyon Gate, went up around golf courses between the 1960s and the 1980s. They have big shade trees and sit close to the middle of the valley. Newer ones like The Ridges, MacDonald Highlands, and Ascaya climb the edges of town, with larger custom homes and long views back toward the Strip.

The gate has a cost, and you pay it every month. Guard staff tends to be the largest expense an association carries, so dues are higher than in a neighborhood with a keypad. You may wait behind other cars at busy hours, a ride share driver may get sent back now and then, and someone in the house has to keep the guest list up to date. A guard also cannot stop every crime. What it does is slow people down and put a person between the street and your front door.

Plan on more than one HOA, too. A lot of these communities have a master association that runs the main gate and a smaller association for each neighborhood, and some of those neighborhoods have their own second gate. You will see that in The Ridges, Anthem Country Club, MacDonald Highlands, and Olympia Ridge in Southern Highlands. Green Valley, Seven Hills, and Summerlin work another way. Anyone can drive in, and only some neighborhoods have a guard, so check the exact street.

Prefer a condo? A couple of towers come with a guard as well. On the north Strip, all four Turnberry Place towers share a single staffed gate. One Queensridge Place, up on Alta Drive, has one too.

Before you buy

What should you ask before you buy behind a gate?

Find out exactly what kind of gate you are getting, when it is staffed, and what it adds to your dues, and read every association's resale package before your contingencies end.

  1. Go see the gate

    Agents and listings mix up gated and guard gated all the time. Drive up to the entrance and see whether a person is working it or it opens with a code. Some neighborhoods have a code gate inside a guarded community, and some have one inside an open master plan.

  2. When someone is on duty

    Is the gatehouse covered all day and night, or for set hours? Ask the HOA, and ask about street patrols and whether the side gates are for residents only.

  3. Every association and its dues

    The guards are usually the biggest cost in the budget. Request a resale package from each association, the master and every smaller one. Look at dues, transfer fees, special assessments, and the reserve study.

  4. How guests get in

    Ask how you add visitors, whether there is an app for it, what happens with ride shares and deliveries, and what hours contractors can work. If you host a lot or plan to remodel, this one matters.

  5. The golf club is extra

    At Southern Highlands Golf Club, Red Rock Country Club, Spanish Trail, Anthem Country Club, Canyon Gate, and similar places, the club and the HOA are two different things. Buying the home does not come with a membership, so ask about fees and any wait list.

  6. Design rules before you build

    Pools, additions, solar, exterior paint, and new custom homes all need approval from the HOA's design committee, so read its guidelines early.

What do buyers want to know about Las Vegas gated communities?

Does every home on this page have a guard at the gate?

No. The MLS uses one gated tag for both: a gatehouse with a person in it, and a gate you open with a code, card, or remote. Each listing says which kind it has, so check before you tour.

Does a guard gate stop crime?

Not all of it. A guard slows people down and puts someone between the street and your door, and it keeps out most through traffic and solicitors. Ask the HOA about patrols and staffed hours too.

Is all of Summerlin gated?

No. Anyone can drive into Summerlin, but parts of it are guarded. Red Rock Country Club and The Ridges have a guard at every entrance, and so do some enclaves in The Hills and The Canyons: Tournament Hills, Eagle Rock, Bellacere, Country Club Hills, and The Palisades.

Where can I find a guard gated home in Henderson?

Start with Tuscany, SouthShore at Lake Las Vegas, Anthem Country Club, Ascaya, and MacDonald Highlands. Inside Seven Hills, five neighborhoods have a guard: Presidio, Rapallo, Renaissance, Terracina, and Venezia.

Can I get a guard gate without a luxury price?

Yes. Older golf communities like Rhodes Ranch, Painted Desert, and Los Prados have guards at the gate and prices well under the custom estate areas. Condos and townhomes inside some guarded communities also cost less than the houses.

Why are HOA dues higher behind a guard?

The budget pays for the guards, the private streets, and any clubhouse, and many homes pay both a master and a neighborhood association. Dues vary a lot from one community to the next, so look at each listing and ask for the resale package.

Are there 55+ communities with a guard gate?

Yes, a few. Both Trilogy in Summerlin and Regency in Summerlin have someone at the gate. Los Prados keeps four villages for buyers 55 and older behind its guards. Del Webb Lake Las Vegas and Heritage at Cadence are gated 55+ choices as well.

Will I have to buy a golf membership?

Usually not. Joining is up to you at Las Vegas Country Club, Southern Highlands Golf Club, Red Rock Country Club, Anthem Country Club, Canyon Gate, and Spanish Trail, where the club runs apart from the HOA. Los Prados is the odd one out, because the homeowners own the course through their HOA.

What if I want a gate but not a yard?

Look at the high rises. On the north Strip, the four Turnberry Place towers share one staffed gate, and the two towers at One Queensridge Place have a guarded gate of their own. You can also buy a condo or townhome inside the guarded entrances at Las Vegas Country Club.

Schools. Schools are assigned by address, and the lines can change from year to year. Look up the schools for any address in Guard Gated Communities in Las Vegas with the Clark County School District zoning search, and read each school's public report on the Nevada Report Card.
