What are Las Vegas golf course homes like?

- Private clubs with neighborhoods around them include Spanish Trail, Las Vegas Country Club, Southern Highlands, TPC Summerlin, Red Rock Country Club, DragonRidge, and Anthem Country Club.
- Buying a house on a private course never comes with a membership. The club sells those on its own.
- Aliante, Legacy, Tuscany, Painted Desert, and Rhodes Ranch sit on public courses, so you can play by the round and skip the initiation fee.
- A golf view in the MLS can mean a home across the street from the course, so check the lot before you fall for one.

Where in Las Vegas should you look for a golf course home?
It depends on how you want to play. For a private club, start with Southern Highlands, Red Rock Country Club, Las Vegas Country Club, or MacDonald Highlands. For public golf with no club to join, look at Tuscany or Aliante.

What is living on a Las Vegas golf course really like?
Mostly, it means a long green view in a city where most backyards stop at a block wall. Nobody builds behind you as long as the course stays open, and that open space is a big part of what you pay for. Some of the oldest and best known neighborhoods in town grew up this way, like Las Vegas Country Club near the Strip, TPC Summerlin on the west side, and Southern Highlands to the south.
The first thing we ask buyers is whether they plan to join a club. At every private club here, the club is its own business. You can own the house on the fairway and never be a member, and lots of owners do exactly that. If you want a round now and then without dues, a home on a public course such as Rhodes Ranch, Painted Desert, Chimera in Tuscany, or Legacy gets you the view and a tee sheet open to everyone.
Every golf lot comes with some give and take. Players can see into your yard, and on certain holes a ball will land on your patio now and then. CC&Rs usually control the fence and plants you can put along the course. And you will almost always pay more than for the same floor plan a block away.
The bigger thing to understand is that a course is a business, and a few in this valley have closed. Silverstone in the northwest shut down in 2015. Badlands, beside Queensridge, followed in 2016 and now has approval for homes, and Henderson lost Black Mountain in 2018. Water is tighter now too. Starting in 2024 the water district limited course watering to 4 acre-feet per acre, so many courses have pulled grass out of the rough and put in desert landscaping. Before you pay for the view, ask who owns the course. A couple belong to the people who live there, including Los Prados and Sun City MacDonald Ranch, which settles the question.
What should you check before you buy a Las Vegas golf home?
Before your contingencies run out, learn who owns the course, how exposed the house is to play, and the full cost of the club, the HOA, and insurance.
- Who owns the course
A company, a club, a city, or the homeowners can own a course. Ask which, and look at the zoning and any deed restrictions on the course land. Three courses in the valley have closed within the last ten years or so.
- Club membership is its own purchase
On the private clubs, owning the house does not make you a member. Get the club's initiation fee, monthly dues, and any wait list in writing before you make an offer.
- On the fairway or across the street
The golf view tag in the MLS also covers homes that look at a course from across a road or up a slope. If you want grass behind the house, walk the back lot line and pull the plat map.
- Stray balls
Homes near the landing zone of a long hole catch the most balls. Look for patched stucco, new windows, or netting, and spend a busy morning in the backyard if you can.
- Turf changes near the home
Under the 2024 water limits, many courses are swapping grass for desert landscaping. Ask the course whether anything is planned behind the home, since that can change the view you are paying for.
- Every HOA layer and the insurance
Golf communities often have two or three associations plus a club that bills on its own. Get each resale package, and get an insurance quote on the exact address that spells out how ball damage to glass and roofs is handled.
What does a Las Vegas golf course home cost each month?
We start from the live median list price of $5,500,000 with 20 percent down, then add property tax, insurance, and typical HOA dues to the loan. Club dues are not included. Adjust any figure to fit your budget.
- Principal and interest$27,811
- Property tax$2,750
- Home insurance$250
- HOA dues$0

Which Las Vegas golf communities have private clubs?
The main ones with homes on them are Spanish Trail, Las Vegas Country Club, Southern Highlands, TPC Summerlin, Red Rock Country Club, Anthem Country Club, SouthShore at Lake Las Vegas, and DragonRidge in MacDonald Highlands.
How many golf courses does Las Vegas have?
More than 35 across the valley, counting public and private. Summerlin has 10 on its own.
Does buying a golf course home make me a club member?
No. At the private clubs, membership is sold by the club and is separate from the house and the HOA. You can live on the course and never join.
Can I live on a golf course in Las Vegas without paying club dues?
Yes. Aliante, Legacy, Wildhorse, Rhodes Ranch, Tuscany, Painted Desert, Reflection Bay, and Las Vegas National are all on public courses where you pay by the round.
Is there 55+ golf living in Las Vegas?
Yes. In Summerlin, Sun City Summerlin has three courses of its own and Siena sits on the public Siena Golf Club. In Henderson, Sun City MacDonald Ranch owns an executive course, and Revere's public courses run through Sun City Anthem. On the north side, Los Prados, with a Las Vegas address, includes four age-restricted villages.
Can a golf course in Las Vegas close?
It has happened three times in roughly the last decade: Silverstone in 2015, Badlands a year later, and Black Mountain in Henderson in 2018. Ask who owns the course and what the zoning allows before you pay extra for a view.
Why are some homes here not right on a course?
We show every listing tagged with a golf view. Some of those homes see the course over a road or from up a slope, so look at the lot on any home you like.
How do I find the schools for a home in Las Vegas?
Public schools in Las Vegas are assigned by home address through the Clark County School District, and the lines can change from year to year. Look up any address with the district's zoning search, and read each school's public report on the Nevada Report Card.
